Do I need planning permission for a garden office?

That really depends on if you’re planning a Permitted Development (PD) but in the majority of cases the answer is no, you are free to build a new space in your own garden within certain limits. While the regulations can vary if you live in an area such as a National Park, Conservation Area, World Heritage Site or Area of Outstanding Natural Beauty, for your new garden office to abide by PD regulations it should:

  • Be single storey with a maximum eaves height of 2.5 metres
  • Be no taller than 3 metres, or 4 metres including a dual pitched roof. NB: The entire structure must be no taller than 2.5 metres if constructed within 2 metres of a boundary
  • Take up an area no bigger than half of your garden

Will a garden office or loft conversion add value to my property? 

The Telegraph reported that a purpose-built home or garden office can add 10% to the value of your property, while a £50,000 loft conversion can add up to £150,000. Costs can often be covered with the saving on train fares, petrol, and parking, and just a few steps from the breakfast table to the office.
